The Pru issued amendments to their
Environmental and Design and Access Statements together with new layout
drawings and state they will submit a detailed planning application
shortly. We are reviewing the documentation and will provide an
update. Our initial response is that their preferred option is an
increased number of sheds (10) which equates to more customers and as a
result more traffic.
The map below shows the size of the Pyestock North development site,
which is as big as Ancells Farm!

Also, there is the additive impact of
the pending 24 x 7 Pyestock South development to consider. We
wonder if they will mention this in their new submission?
The Pru’s press release states:
..We hope that the Council will now move quickly to determine the
application
But the majority of the delay has been caused by the Pru and their
development team!
They also mention the support of SEEDA (a government quango), SEEDA’s
responses included:

An inference the development
should not cause additional congestion –
How will major highway changes, adding traffic lights, roundabouts
and years of construction traffic as well as 24 x 7 HGV movements
not add to congestion?

Reference to the significant need
for rail freight,
but then ‘underwhelmingly’ stated freight transported by rail is
only 6% and a reasonable prospect of increasing this to around 10%
over the next ten years – This is extremely disappointing and SEEDA
has a key role to play to improving this.
SEEDA have also previously quoted:

The South East has been hit
hard by congestion problems for many years, and unless we start to
look at innovative ways to move freight from the roads onto a
revitalised rail network, we risk even more years of stationary
traffic and associated pollution and noise –
SEEDA need to ‘walk the talk’ and
confirm the strategy to avoid massive road only logistic
developments, before it is too late.
