Whilst the Pru’s misleading (Pru
‘speak’) local press coverage focuses on the existing condition of the
site, it is what they are planning to do with the site and what they do
not want to tell you which are our real concerns.
Instead of their artist’s impression,
here is a recent and real view of a mega depot:

We have become very wary of the Pru
‘speak’, here is our initial response:

The Pru do not mention but must be
aware of a pending planning application for a 24 x 7 mixed use
development on 1,250,000 sq ft of adjoining land at Pyestock South,
as it would use the Pru’s private road for HGVs and cars for access
onto Summit Avenue. This is in addition to the Pru’s 33%
increase in daily HGV movements

The Pru are trying to manipulate
us into thinking we need to link the cleaning up of the existing
site to the acceptance of their 24 x 7 mega depot proposal

The Pru state they have been
working on their application for ‘a significant period of time’
(nearly three years), the irreversible impact of their intentions
will be felt in our area forever and not just three years!
This mega shed (with an abundance of
HGV trailers) is approx. 10% of the Pru’s proposed Pyestock North
floorspace.
So what would life be like with the
Pru’s continuous HGVs on our single carriageway roads, bridges and
roundabouts x 24 hours per day every single day of the week?
We will cover the Pru ‘speak’ in more
detail in a later article as there are many issues with their misleading
propaganda. Here are just a few more:

Our concerned residents group have
discovered the current legal employment entitlement (Hart Council’s
Certificate of Lawful Use) and the previous ‘heyday’ employment
level is 1,600 staff across the overall Pyestock location (Pyestock
North and South) and not just the Pru’s site. The Pru’s proposal and
the combined implications of existing and other planned developments
within the overall Pyestock site will result in a gross over
employment with excessive and continuous traffic impact

The Pru’s 2006 Exhibition’s
manipulated questions revealed several points:

78% agree with the site clean
up/redeveloped. We have always agreed the site is derelict and
should be redeveloped (but not with a 24 x 7 mega depot)

65% did not confirm the
revised proposal was an improvement
-
80% did not confirm their
support to the revised transport ‘improvements’
All the exhibition attendees
who previously commented and have recently submitted comments on
the new plan have not supported it! Here is how we know
and an appropriate question for the Pru to reflect on:
Do local people support the new planning application?
Yes: 0 (zero) support the new plan
No: 3,600+ objections and still growing
Of the four ‘general comments’ received, they were raising
concerns about the new plan (one was a test message).

The Pru refers to The Hub as being a
similar mega depot. The Hub is located within this photo and is in
a deprived area of Birmingham, which is predominantly industrial and
served with dual carriageway roads and good access to local labour.
This is in total contrast to Pyestock North.
